• Declutter: Remove any unnecessary items from surfaces, countertops, and floors. The less clutter, the more spacious and inviting your rooms will look.
• Clean: Clean all surfaces, windows, and mirrors. Pay attention to floors, kitchen appliances, and bathroom fixtures. A clean home is essential for great photos.
• Lighting: Ensure all light bulbs are working and the lighting matches throughout the home. Natural light is always great, so pull back curtains or blinds to let in as much natural light as possible.
• Fix Minor Issues: Tackle small repairs like fixing a broken door handle, patching a hole in the wall, or replacing any worn-out items. These details will show in the photos.
• Remove Personal Items: Remove any personal items such as family photos or memorabilia. Buyers want to envision themselves in the space, so a neutral, inviting atmosphere is essential.

Room-by-Room Tips

Each room needs to be presented in the best light. Here are some specific tips for preparing individual rooms:

Kitchens

• Hide or neatly arrange small appliances like coffee makers and toasters.
• Clear countertops and organize dishes, pots, and pans.
• Stage your kitchen with a bowl of fresh fruit or a vase of flowers for added appeal.

Bathrooms

• Clean all surfaces, including mirrors, countertops, and sinks.
• Remove personal items like toiletries or towels.
• Use new towels or neatly hang your current ones.

Living Rooms

• Arrange furniture to create an open, welcoming space. If necessary, move or adjust pieces for better flow.
• Remove any unnecessary items such as remote controls, magazines, or extra pillows.
• Add fresh plants, a vase of flowers, or a few cozy throws for added warmth and appeal.

Bedrooms

On the Day of the Shoot

• Remove Cars: Ensure that no cars are parked in the driveway or in front of the property to avoid distractions in exterior shots.
• Pets: If possible, remove pets from the property for the duration of the shoot. Pet items such as beds, toys, and food bowls should also be removed to prevent distractions.
• Be Available: Be available to let the photographer in and ensure the property is ready for the shoot. You don’t need to stay, but being on-site can help with any last-minute questions or details.
